Pat Theodora is the Chief Executive Officer and co-founder of DocMagic, a leading digital mortgage technology provider. With deep expertise in mortgage origination, securitization, and servicing, Pat understands every aspect of the loan process from the lender’s perspective. Since 1987, when he and co-founder Dominic Iannitti saw the urgent need to digitize the mortgage loan process, he has worked to fill this significant gap in the industry. Pat’s 44 years of industry knowledge uniquely positions him to drive DocMagic's mission to provide cutting-edge digital mortgage solutions that meet the evolving needs of the market. Before stepping into the CEO role, Pat served as Chief Financial Officer for DocMagic.
Pat began his career in 1980, when interest rates were 18%, at Mortgage Center. He quickly became the top-producing loan officer, closing 30 purchases a month. In 1983, he founded American City Mortgage, which by 1986, had grown into a full-service mortgage bank capable of securitizing and servicing loans. Under Pat’s leadership, the company expanded to 10 offices and one operation center, closing $1 billion in loans annually and servicing over $1.25 billion. American City Mortgage successfully sold loans to Fannie Mae, Freddie Mac, and Ginnie Mae before Pat sold the company to Irwin Home Mortgage. At Irwin, Pat served as Vice President of Nationwide Expansion, where he opened 42 additional offices, boosting the company’s annual loan volume to nearly $2 billion.
Following Irwin Home Mortgage, Pat served as Director of Nationwide Expansion for Pinnacle Financial, establishing 32 offices and one operation center with 375 employees, closing $2 billion in loans annually. He later joined Platinum Home Mortgage, where he expanded operations to 22 offices with 275 employees, closing $1.5 billion annually and servicing $2.5 billion in loans. He retired from Platinum Home Mortgage in 2018. Platinum Home Mortgage was sold to Planet Home Lending in 2023.
Pat is an approved underwriter for FHA Direct Endorsement (DE), VA Lender Appraisal Processing Program (LAPP), Fannie Mae, and Freddie Mac loans. He holds a degree in Management from San Diego State University.
